IAQ TESTING SERVICES

Ambient Air Testing
Air Sampling. Professional mold air sampling using a specialized spore trap to measure indoor mold spore concentrations in the breathing zone.

Using specialized spore traps we can sample the currrent mold levels in your indoor living spaces.

Indoor Air Samples measure the concentration and types of airborne mold spores.

The sample represents the “breathing zone”—the air people actually inhale during daily activities.

The lab will report on:
  1. Spore types (e.g., Aspergillus/Penicillium, Cladosporium, Stachybotrys, Chaetomium, etc.)
  2. Spore counts (per cubic meter of air)
  3. Comparison to an outdoor “control” sample (to see if indoor levels are elevated)

Inner Wall Cavity Testing
A mold inspector performing wall cavity air sampling by drilling a small hole to test for hidden mold growth behind drywall.

Musty smells, illness or allergies, but no visible mold? Walls with high MC (Moisture Content) readings? Should a Wall Cavity Air Sample be taken?

Depending on the water damage or moisture intrusion history of the property, mold growth may exist inside the walls even when there are no visible signs of mold inside the home or on the surface of the walls.

A Wall Cavity Air Sample can be taken by drilling a small hole into the wall and connecting a tube to the spore trap cartridge.

Wall Cavity spore counts are compared against an Outdoor Control sample to help assess whether there is a mold growth problem.

Post Remediation Clearance Testing
Post-remediation clearance testing following mold removal to verify indoor air quality has returned to normal levels.

Air Sampling is Performed To Ensure Spore Counts Are At Acceptable Levels after Remediation is Completed.

Air sampling is a vital part of Clearance Testing since it checks whether the mold cleanup was effective.

The goal is to verify that the Indoor Air Quality (IAQ) has returned to normal - meaning no elevated mold spore levels. Proper remediation work involves mold removal, cleaning, HEPA vacuuming and filtering.

Clearance Test Involves:
  1. Ensuring visible mold was effectively removed, not just covered or painted.
  2. Confirming that airborne spore levels inside the Containment Area are at or below outdoor control sample levels

When do Customers Typically Request a Mold Inspection?

Often inspections are requested after experiencing water damage or if customers have health concerns and want to rule out mold growth.

Inspections are also commonly performed as part of a real estate transaction prior to finalizing a home purchase or to fulfill insurance coverage requirements. Additionally, after mold remediation has completed, Clearance Testing is typically done to ensure mold removal.

Can Mold Cause Health Problems?

Important: Licensed medical professionals should be consulted for any health related questions or concerns.

Individuals differ in their response to mold. Also, the amount of mold exposure may be a factor. According to the EPA: "Inhaling or touching mold or mold spores may cause allergic reactions in sensitive individuals. Allergic responses include hay fever-type symptoms, such as sneezing, runny nose, red eyes, and skin rash (dermatitis). Allergic reactions to mold are common. They can be immediate or delayed."

The CDC states: "For some people, mold can cause a stuffy nose, sore throat, coughing or wheezing, burning eyes, or skin rash. People with asthma or who are allergic to mold may have severe reactions.

Immune-compromised people and people with chronic lung disease may get infections in their lungs from mold. For people who are sensitive to molds exposure to molds can lead to symptoms such as stuffy nose, wheezing, and red or itchy eyes, or skin.

Severe reactions, such as fever or shortness of breath, may occur among workers exposed to large amounts of molds in occupational settings, such as farmers working around moldy hay."

OUR PROCESS

Visual Inspections
inspection
We start with performing a visual inspection of the property, focusing on areas where there may be water damage, moisture issues or suspected mold growth.

Environment Readings
Readings
With the help of specialized tools we may take environmental readings such as moisture or humidity levels in order to identify any potential issues.

Lab Testing & Analysis
lab
Surface and air samples may be recommended depending on the inspection findings or customer concerns. Such samples are sent to a lab that specializes in identifying and analyzing mold spores.

Findings & Recommendations
report
Once all of the data is collected, we provide a report of our findings. If a mold growth problem is identified, a remediation protocol is outlined.
