With a Test Only company, there is no incentive of offering a Remediation Job.
Thus, having an objective 3rd party analysis allows customers to benefit by avoiding upselling or unnecessary remediation work.
If a mold growth problem is identified, a qualified Test Only inspector is in a position to offer an unbiased and objective Remediation Recommendation.
The Remediation Protocol authored by the Test Only inspector will outline what needs to be done to contain, remove and remediate mold in the areas of concern.
Equipped with vital data, the customer can then engage a separate Remediation company.

If the cause of the mold growth is not addressed, mold may return even after removing it.
What are some things a qualified Test Only inspector may look for?
High indoor RH (Relative Humidity): Root cause may be a water leak or lack of ventilation or often a combination of issues.
Moisture Intrusion Source: Is there a loose toilet bowl connection? Is there a water leak from upstairs? Is there constant moisture saturation from a poorly positioned sprinkler?
MC (Moisture Content:) Are there high levels of moisture content on various building materials including walls or flooring? If so, what may be the cause?
Beyond removing mold, what follow up action may be needed?
Depending on the root cause of the moisture intrusion or high Indoor Relative Humidity, it may be necessary to engage specialists such as HVAC, Plumbing, or Drainage Professionals.
Air & Surface Lab Sampling
In Addition to Visual Inspections, We Offer Mold Testing Services including Indoor Air Quality (IAQ) and Surface Sampling
The Free Inspections offered by Remediation Companies will not include Air or Surface Samples.
When May Air Samples Be Beneficial?
Air sampling may allow for the assessment of Indoor Air Quality (IAQ) by detecting the presence and concentration of airborne mold spores.
This may assist with identifying unseen mold sources.
Interestingly, performing Air Sampling is the Industry Standard, After any Remediation job is completed.
This is to ensure that mold levels are at normal levels.
Conversely, if there are mold concerns now, Air Sampling may be an effective tool Before Remediation discussions take place in order to assess the current Indoor Air Quality.
The samples are sent to a speciality lab for analysis and is included in the Findings & Recommendations report.

Question: Why May Many Remediation Companies Offer a Free Mold Inspection or a $200 Onsite Estimate Fee-Waived-Upon-Hire Offer?
Answer: Naturally, the goal is to get hired for the remediation job.
Question: Does this Limited Inspection Approach Work Successfully for Mold Remediation?
Answer: In certain situations, yes.
For example, sometimes, the mold growth is visible on the surface and wide spread. In those areas, the next logical step may be remediation and thus only a limited inspection may be needed and the customer may decide not to get air or surface lab sampling for that particular area of concern.
Question: What May be Some Concerns?
Answer: Conflicts of Interest: What if there is no mold growth problem or only a small mold issue?
If the incentive is to get hired to fix something, what may drive and influence a Visual Only Inspection and subsequent recommendations?
Next, if there is confirmed mold growth, will the Remediation recommendations Be objective and unbiased?
Question: What May be Some Limitations?
Answer:
(1)Scope: Since it's a free or waived upon hire offer, the mold inspection scope may be limited.
For example, will there be a thorough Report or just a brief visual inspection, perhaps with a few moisture readings?
Additionally, what if there is mold growth that is not detected visually or mold travel to other areas in the home?
Without Air Samples and Lab Analysis, is it possible to miss potential Area(s) of Concern?
(2) Accuracy & Expertise: A Limited Mold inspection may result in Limited Accuracy and may be performed by someone with insufficient expertise.
Thus, the free estimate may run the risk of either overcharging or underestimating the true needs.
(3) Unnecessary Change Orders: There are limitations with any estimate and it not possible to fully know what may be behind the walls until you open it up.
There are valid reasons for Change Orders.
However, if the work is signficiantly underestimated either due to a limited scope inspection, a lack of expertise or to make the job look financially attractive initially, it may result in future headaches.
For example, issues that could have been identified during the inspection, may be discovered later.
Or even after the mold is removed, it may return if the root cause of the moisture intrusion was not addressed.
Additional stress can result when customers are told that more funds are needed.

With the help of specialized tools we may take environmental readings such as moisture or humidity levels in order to identify any potential issues.
Lab Testing & Analysis
Surface and air samples may be recommended depending on the inspection findings or customer concerns.
Such samples are sent to a lab that specializes in identifying and analyzing mold spores.
Findings & Recommendations
Once all of the data is collected, we provide a report of our findings.
If a mold growth problem is identified, a remediation protocol is outlined.
